Wet drywall and warped flooring have to come out before anything new goes back. Leave soaked material against framing and it grows mold behind your new tile.

An addition has to meet framing and a slab that are already there. On one job we moved a front wall and door forward three feet, then turned a closet into a half bath.

Nadav and his team overcame several obstacles (two hurricanes and four un-delivered walk-in tubs) to complete a renovation of our home. It depends on what comes out and what has to move. Swapping a tub and vanity runs faster than a bathroom where the drain gets relocated and studs get reworked. Tile is the part nobody can rush, because thinset and grout have to cure before the next step happens.

Most people stay for part of it and leave for the messy stretch. If the kitchen is out and your only bathroom is down to the subfloor, living there stops being realistic. We'll tell you which stretch that is before work starts, so you can plan around it.

Yes, condo remodels are part of what we do. Buildings set their own rules on work hours, elevator use, and insurance paperwork. They also set rules on how debris leaves the property. We settle all of this with the association before demolition. Ask your building for the packet early. Approvals move slower than the work does.

On older Tampa houses we expect it. We stop, show you what's there, and price the repair before anything gets covered back up. Closing a wall over a soft subfloor just hides the bill until later.

Yes. Homeowners came to us after Helene, including one whose first contractor left town partway through demolition. Everything that held water comes out first, because new drywall over wet framing fails and takes your new work down with it.

Both. We build custom homes from a bare lot, and we build additions onto houses that are already standing. The addition is the harder one, because new framing and roof have to meet what's already there.
